Dormer Roofs Explained
Flat dormers
Most modern and loft-conversion dormers have flat roofs. Replacing an old felt covering with EPDM gives a single-sheet, low-maintenance finish. A customer in GU11 had a flat roof on a dormer replaced along with lead flashing.
Pitched dormers
Traditional pitched dormers are tiled or slated to match the main roof, with valleys where they join. These are renewed in the same way as a pitched roof.
Access
Dormers are often high up, so access is considered as part of the quote.
Pitched dormer renewals
Pitched and gabled dormers have their own small tiled or slated roofs, with valleys or soakers where they join the main slope. When the main roof is renewed, these are stripped and re-tiled at the same time so the materials match and the junctions are finished as one. Tiled renewals carry my 10-year company guarantee.
Whether flat or pitched, the goal is the same: a dormer that stays dry, drains properly and doesn't need attention again for many years.
Dormer cheeks and fascias
The sides of a dormer, known as cheeks, are often clad in tiles, uPVC or timber. The fascia and trims along the front edge carry the gutter and finish the flat roof covering. On older dormers the timber here is frequently rotten, and it makes sense to replace it when the roof covering is renewed so the whole dormer is sound.
Where dormers meet the main roof
The junctions where a dormer joins the main roof are protected by lead flashing and sometimes valleys. If they fail, water can run into the loft room below even when the dormer roof itself is in good condition. I check these junctions as part of any dormer job.
Drainage on flat dormers
Flat dormer roofs need a fall towards the gutter so rainwater runs off. Ponding water on a dormer roof is a sign the deck has sagged or the fall is inadequate, and it shortens the life of any covering. Where needed, I'll explain how the fall can be improved as part of the renewal.
Why EPDM suits dormers
EPDM rubber is laid as a single sheet, which suits the compact size of most dormer roofs and removes the joints where felt roofs typically fail. It doesn't need open flames to fit, and EPDM renewals carry my 20-year company guarantee.
