EPDM Flat Roofing Explained
How an EPDM flat roof is built
A typical EPDM installation starts with a sound deck, usually OSB or plywood boards fixed to the joists. The membrane is then bonded to the deck with adhesive, with a separate contact adhesive around the perimeter. Edge trims are fitted to the drip edges and walls, and the membrane is dressed up any abutting walls and finished under flashing where needed.
Because the rubber comes in large sheets, most domestic garages, extensions and sheds can be covered in one piece. Where joints are needed, they are made with dedicated seam tape rather than heat.
EPDM compared with felt
Traditional felt roofs are built up in layers of bitumen-based sheets, torched or bonded together. They can perform well, but joints and the constant expansion and contraction of bitumen in sun and frost are where they tend to fail. EPDM is a single, flexible membrane with no need for open flames on site, which also makes it a sensible choice next to timber, uPVC and neighbouring properties.
Where I fit EPDM
Garage roofs, single-storey rear and side extensions, flat-roofed dormers, porches and canopies, bay window tops, and garden sheds and outbuildings. I often replace fascias and trims at the same time so the whole roof edge is renewed together: one customer in RG29 had uPVC fascias and an EPDM garage roof done in the same job.
Drainage and falls
A flat roof isn't actually flat. It needs a slight fall so water runs off to the gutter or outlet rather than sitting on the surface. Where an old roof has sagged or ponds badly, I'll explain whether the fall can be corrected as part of the job, so the new roof isn't sitting under standing water from day one.
