uPVC Fascias & Soffits Explained
Full replacement versus capping
There are two ways fascias get 'replaced'. Capping clips thin uPVC over the existing timber. It's quick and cheap, but any rot underneath carries on and you can't see it. Full replacement removes the old boards altogether and fits new ones in their place. I remove the old timber so the roof edge is sound and you know what you're paying for.
What's included at the roof edge
Along the eaves, the bottom row of tiles sits over the fascia and the roofing felt should run down into the gutter. On older roofs this felt has often perished, which lets water drip behind the fascia. Where it's needed, I'll explain how the eaves will be finished so water is directed into the gutter rather than into the timber.
Soffits can be solid or vented. Ventilation at the eaves helps airflow through the roof space and reduces condensation. I'll talk you through what suits your roof.
Bay windows, porches and garages
It isn't only the main roof. Bay windows, porch canopies and garages often have the worst timber on the house. One customer in Ash Vale had rotten fascias and soffits replaced on a front bay window. These smaller areas are included in the same way.
Doing it alongside other work
Fascias, soffits and guttering are closely linked, so it often makes sense to renew them together. I also frequently replace fascias as part of a flat roof renewal, so the edge trims and the boards are finished as one job.
Signs your boards need replacing now
Press a screwdriver gently into the bottom edge of a timber fascia. If it sinks in, the wood is rotten and paint won't save it. Other signs are paint that flakes off in sheets, black staining behind the gutter and soffit boards that have dropped away from the wall. Catching it at this stage keeps the job to the boards rather than the rafters behind them.
