Roof Repairs Explained
Tiles and slates
Tiles slip when their nails or nibs fail; slates slip when their fixings corrode. Replacing them means lifting the surrounding courses carefully, fitting a replacement and securing it without disturbing the rest of the roof. A customer in GU17 had a loose slate fixed alongside new guttering.
Garage roofs
Garage roofs are often the first to fail and the last to be noticed. Whether it's a felt, tiled or corrugated roof, I'll assess whether it can be repaired or whether renewing it, for example with an EPDM rubber system, makes more sense.
Leak tracing
Water travels along timbers and underlay before it drips, so the stain on your ceiling may be some distance from the fault. Common culprits include lead flashing at chimneys and walls, valleys, ridge mortar and cracked tiles.
When a repair isn't the answer
If a roof has reached the end of its life, repeated repairs are a false economy. I'll tell you honestly if that's the case and explain the renewal options, which carry company guarantees that repairs do not.
Storm damage
High winds are the most common reason for sudden roof repairs: tiles and slates lifted or blown off, ridge tiles loosened and flashing pulled away. If you spot debris in the garden or a gap on the roof after a storm, get in touch during normal working hours. I don't offer a 24-hour call-out, but I'll arrange to look at it and give you a fixed quote for the repair.
Until it's repaired, keep an eye on the ceiling below the damaged area and, if water is getting in, move belongings away and catch drips. Don't go up on the roof yourself.
Ridge and verge issues
Ridge tiles along the top of the roof and verges at the gable ends are traditionally bedded in mortar, which weathers over time. Cracked or missing mortar lets tiles loosen and water in. These are common repair items and are checked as part of any inspection.
Repairs as part of a bigger picture
Sometimes a repair reveals that a neighbouring area, rotten fascias, failed lead or a tired flat roof, is the real underlying issue. I'll tell you what I see so you can decide what to do now and what to plan for later.
